MARCH 13, 2020 DISCLAIMER: Due to the current COVID-19 scare, there has been a major shortage in basic essentials and cleaning supplies. So at this time, we ask that you bring your own toiletries toilet paper, paper towels etc.) and soaps. We are unable to guarantee a supply of these items until further notice. Thank you for your patience and understanding!
We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you continue to harass/verbally abuse our staff.
EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check-in time, but it is ultimately up to the host to approve any check-ins before 4 pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us about our EXPRESS CHECK-IN options.
LATE CHECKOUTS must be approved by the management team. If you stay past your 11 am check out time without approval, you will automatically be charged for that listing's base nightly rate without discounts.
PARKING – We (the host) are not responsible for anything that happens to your vehicle. There is onsite parking in front of the unit building.
TRASH - Valet Trash service is available. Please place trash can outside the door starting at 6pm and Pickup begins at 8pm. Trash must be outside before 8pm to ensure pickup. All trash must be in garbage bags and tied closed. Please bring in the empty can by 9am the next morning. No loose trash, no sharp items, broken glass or needles and nothing over 30lbs. These items and any trash too large to fit in the trash container must be taken to the dumpster at the back of the property. Trash is not collected on Friday and Saturday. If you have trash, please dispose of it at the trash compactor located at the back of the property.
PACKAGES - We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.
LEASING OFFICE - DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine. Quiet hours start at 10pm on weeknights, and 11pm on weekends.
MAINTENANCE - Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. $50 fine for not allowing maintenance staff to enter during reservation.
SMOKING - This is a non-smoking property. This includes vapes/e-cigarettes. Breaking this rule will result in a $200 fine and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking.
PARTIES - The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.
PETS - No pets (a violation of this rule will incur a fee of $200 per day per pet!)
CLEANING - Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. 1. Mops May be left out on the balcony to sun dry and disinfect. 2. Dishwasher may be running and/or full of clean dishes.
**This home has been professionally cleaned and sanitized. For your comfort, we continue the flow of air throughout the home which may include the A/C, heater, or ceiling fans. These factors may slightly alter the state of the home between the time the housekeeper has finished cleaning and the time you arrive. When you enter the home, you are bringing in dust, debris, hairs, lint, and other particles. These particles may settle on surfaces within the home.**
**YOU ACKNOWLEDGE that by accessing the home, you may directly or indirectly affect the surfaces and sanitization of the home due to the natural movement of air throughout the home.**
EXTRA TOWELS/LINENS - Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.
KEYS/FOB: If the key or key fob is not returned and/or damaged, there is a $75 fee to replace.
